  • How to Check Your Roof for Leaks and Prevent Major Damage

Roof leaks can occur for many different reasons, but they typically begin small and evolve into larger issues over time. Even small leaks can cause significant damage to your home. Beyond the stains that leaks leave on ceilings, they can also lead to mold growth, rotting wood, and even dangerous electrical shorts. Although checking for roof leaks isn’t as simple as changing a light bulb, you can inspect for them yourself if you take the proper precautions.

Interestingly, roof leaks are rarely located directly above the damaged ceiling area. Leaks usually start higher up on the roof and make their way downward before becoming visible inside your home. One key preventive measure is ensuring that your attic has adequate ventilation. Poor ventilation can cause moisture to build up, leading to roof damage over time.

If you want to check for existing leaks, head into your attic and inspect the underside of your roof decking for dark spots. Finding leaks early is crucial to prevent them from escalating into costly repairs. Most asphalt shingle roofing materials are designed to last around 18–22 years, though proper maintenance can extend or shorten this lifespan.

If you discover water stains on your decking, you likely have either a leak or a condensation problem. Distinguishing between the two is important to avoid misdiagnosis. Condensation typically appears near exterior walls and often shows as small circles with white centers. In contrast, rain leaks can occur anywhere on the decking surface.

Until you pinpoint and resolve the source of a leak, hold off on replacing damaged drywall — otherwise, you risk new damage to your freshly repaired ceiling.

When inspecting your roof, be cautious. Walk on rafters or use a sheet of plywood to distribute your weight and avoid damaging the decking. However, if you do find a leak, the best and safest solution is to hire a licensed roofing professional.
